Buying a home

Good to know before you bid.

The agent is responsible to both buyer and seller. When you buy through us, you should always feel confident that everything is done right — and that every piece of information we give is accurate.

Six tips from our agents

  1. 01

    Talk to your bank first

Before you enter the market: how much can you borrow without running into trouble later? A financing certificate makes you a strong bidder — and bidding often starts shortly after the viewing.

  2. 02

    Prepare for the viewing

Read the sales prospectus carefully — including the condition report and appendices such as the ground lease, drawings and the seller's self-declaration.

  3. 03

Know your rights — and obligations

If you're unsure what placing a bid involves, ask the agent. That's what we're here for.

  4. 04

    Bidding can move fast

If you are buying together, agree in advance how far you are willing to go — or make sure you can reach each other while the bidding is open.

  5. 05

    A bid is binding

If the seller accepts your bid, the property is sold. There is no cooling-off period on property in Norway, and only the seller — not the agent — can release you from an accepted bid.

  6. 06

    Access to the bid log

Whoever ends up as buyer may see the bid log afterwards. While bidding is open, bidders are kept anonymous from each other for the fairest possible process.

«Once the deal is done, our goal is that you're left with that good feeling.»

Good luck with your house hunting!

On complaints, and what you can expect after buying or selling a pre-owned home.

Most home sales in Norway follow the «as is» principle: you buy the home as it is at the time of purchase. When you buy pre-owned, you pay a pre-owned price — you are buying time and wear.

At the same time, Norway has some of the world's strictest rules on the seller's responsibility. As a buyer you don't have to put up with everything. Two key words are expectations and material: the seller must disclose the defects they know of, especially those that are hard to spot at a viewing.

Knowledge of the law and practice is often lacking among both buyers and sellers — understandable, since we rarely buy or sell property. That's why a thorough prospectus and an experienced agent are the best insurance for both parties.
